Three ways families structure it

  • Decoupling

One spouse buys out the other’s share so the other can buy as a first-time owner. Saves ABSD, but costs stamp duty, legal fees and sometimes a CPF refund.

  • Sell 1, buy 2

Sell the family home and buy two smaller homes, held so neither purchase attracts ABSD. Timing and loan limits matter.

  • Wait, then help

Secure your own CPF LIFE floor first and help with a down payment instead of co-owning. Simplest, slowest.

Each route has legal and tax consequences. Get advice on your specific situation before acting.
