Silver Housing Bonus: now up to $40,000. Who qualifies?

By Shaukat Ali, 5 minute read. Figures checked 25 October 2026.

The Silver Housing Bonus pays seniors cash for moving to a smaller flat and putting part of the proceeds into their CPF Retirement Account. On 1 December 2025 it became bigger, easier to qualify for, and open to more private owners.

How much you can get

Home you are sellingMoving to a 3-room flatMoving to a 2-room or smaller flat
Any eligible HDB flatUp to $30,000Up to $40,000
Private home, annual value up to $21,000Up to $30,000Up to $40,000
Private home, annual value $21,000 to $31,000Up to $10,000Up to $20,000

The base bonus is $1 for every $2 your CPF Retirement Account goes up after the move, capped at $30,000. The extra $10,000 for a 2-room or smaller flat, including a Community Care Apartment, is not pro-rated.

What changed in December 2025

  • A higher ceiling. The extra $10,000 for 2-room or smaller flats lifted the maximum from $30,000 to $40,000.
  • No cash top-up needed. The bonus now depends on the net increase in your Retirement Account, and that can come from your CPF housing refund.
  • More private owners. Homes with an annual value between $21,000 and $31,000 now qualify, at lower amounts.

Things to know before you plan around it

  • You can take the Silver Housing Bonus or the Lease Buyback bonus, not both.
  • The bonus should confirm a good right-sizing decision, not create one. Start with what you would keep after fees, the CPF refund and the next home.
  • HDB sets other conditions, including household income limits. Check your eligibility with HDB's housing monetisation e-service before you commit.

Estimate only. The CPF LIFE range comes from CPF's published example ($3,200 to $3,400 a month from 65 for a member aged 55 in 2026 who tops up to the Enhanced Retirement Sum), scaled to your refund. Your own figure depends on your age and plan, so use CPF's payout estimator.

Questions readers ask

What is the maximum Silver Housing Bonus?
$40,000. That is up to $30,000 based on how much you add to your CPF Retirement Account, plus $10,000 if you move to a 2-room or smaller flat, including a Community Care Apartment.
Do I need to top up my CPF in cash to get the bonus?
Not necessarily. Since December 2025 the bonus is based on the net increase in your CPF Retirement Account, which can come from your CPF housing refund when you sell.
Can private property owners get the Silver Housing Bonus?
Yes, if the home's annual value is within HDB's limits. Owners with an annual value up to $21,000 qualify on the same terms as HDB owners. Those between $21,000 and $31,000 can get up to $10,000 for a 3-room flat or $20,000 for a 2-room flat.
Can I get both the Silver Housing Bonus and the Lease Buyback bonus?
No. HDB lets you take one bonus or the other, so decide between staying put and right-sizing first.
